Goal

Create a solution for property managers to make changes to a lease once it’s executed.

Solution

Developed an add-on for the B2B SaaS solution enabling customers to modify executed leases, such as adding/removing leaseholders or guarantors, adjusting lease terms or move-in dates, and updating rent or rentable items.

Why was this important?

This feature completed our leasing solution, which included applications, leasing, and a resident portal. It allowed us to offer a comprehensive tool to a broader property management company (PMC) market.

Challenges

Handling post-lease changes varied greatly among PMCs. Some preferred using an addendum, while others required a new application, adding complexity to the project.

My Role

As the product lead, I managed a team of 4 developers, 1 designer, and 1 QA. I was responsible for maintaining strong customer relationships continusly keeping them up-to-date on the status of our work, and uncovering their needs for future projects. I also worked on defining the product Roadmap in collboration with my enginnering and design leads. I led sprint ceremonies, including Planning, Demos, and Retros, to ensure alignment and progress, and provided detailed requirements in the form of user stories. I effectively resolved blockers, conducted UAT, and ensured the team met tight deadlines while delivering a high-quality product.

Results

We developed a robust solution that addressed a complex but common problem for our clients, while maintaining a simple and intuitive user experience. This key feature enabled us to effectively monetize our B2B SaaS Leasing solution.

Agent Directory and Listing Details page ✦ CoStar - Homes.com

Goal

Create a digital platform for buyers and sellers to choose agents they’d like to work with and display listing details so buyers can make informed decisions.

Solution

Developed an Agent Directory featuring key agent information such as total sales, property price ranges, and buyer/seller deals to help users choose the right agent. Additionally, created a listing details page showcasing property photos, highlights, listing agent info, days on market, property details, a mortgage calculator, tax and price history, and similar homes sold.

Why was this important?

The objective was to build a site enabling agents to receive leads on their own property, embodying the motto ‘Your listing, your lead.’ The aim was to provide enough information to attract buyers, sellers, buyer agents, and listing agents to Homes.com for informed decision-making.

Challenges

Joining the project in progress was like jumping onto a fast-moving train. I had to quickly grasp the Homes.com business model, understand the team dynamics, and navigate challenges related to data sources and architecture. Managing the project required effectively coordinating and motivating a diverse team with varying work cultures and temperaments, all while striving to meet tight deadlines.

My Role

As the Group Product Manager, I led and managed a team of three Senior Product Managers responsible for these experiences. My role was to ensure smooth execution, aiming to present these experiences to major realtors within three months. Taking over an active project, I needed to build trust with my immediate and extended teams, resolve ongoing challenges, and mentor a newly inherited product team.

Results

We successfully built a unique Agent Directory experience and a comprehensive Listing Details page. These tools now receive significant traffic on Homes.com, helping buyers, sellers, and agents make informed decisions. Our achievements were showcased during primetime at the 2024 Superbowl game, highlighting the industry's recognition and the impact of these innovative solutions.

Rental Applications and Screening Reports ✦ CoStar - Apartments.com

Goal

Create a complete 'lead to lease' journey experience on the Apartments.com platform. The first step was to enable digital rental applications, screening, and qualification of renters all within the platform.

Solution

Developed a solution for renters to fill out a standard application form, providing details like income, employment history, vehicle and pet information, and co-applicant and guarantor details. Property managers would receive these applications along with rent-to-income ratios and screening reports (credit, criminal, and eviction) from TransUnion to qualify prospective renters.

Why was this important?

The goal was to expand our product offering and revenue by moving beyond lead submission and reception. To meet market demands, we aimed to provide an end-to-end digital leasing solution, allowing property managers and renters to apply, create and sign lease agreements, and collect rent within the Apartments.com platform.

Challenges

Building a new business within Apartments.com involved understanding user needs, defining scope, and sticking to MVP unless changes were justified. Execution and launch took a few months, delaying beta user feedback and live product testing.

My Role

As one of two Product Managers, I led strategy, functionality, and scope. I managed the partnership with TransUnion, handling technical requirements and contracts. I led two engineering teams (6-8 engineers each, including front-end developers and QA), prioritized requirements, and managed sprints with the Business Analyst. I also trained customer service and sales teams on the application's functionality for effective support. I collaborated with the Trust and Safety team to monitor the platform for user protection and worked with the legal team to ensure compliance with rental application regulations. My team and I conducted a comparative analysis to finalize the renter application fee. Upon launching to beta users, I gathered and prioritized feedback to refine the product before the nationwide release.

Results
The applications product has seen significant adoption and success since its launch:
  • $1M Monthly Revenue: Achieved within the first year.
  • $10M Annual Revenue: Reached by the end of the second year.
  • 40% Active Listings: Receiving applications within two years.

Resident Management System and Digital Leases ✦ CoStar - Apartments.com

Goal

To further enhance the 'lead to lease' journey on the Apartments.com platform, the next step was to enable property managers to create lease agreements, share them with prospects, and digitally sign them—all within the platform. Additionally, we aimed to build a comprehensive resident management system where property managers could manage properties, residents, leases, documents, and rent collection in a single location.

Solution

Developed a Resident Management System, the core of our property management tools, allowing property managers to handle units, residents, lease agreements, rent collection, and renters insurance information efficiently. This system also enabled property managers to create city, county, and state-compliant leases powered by Apartments.com.

    Project Components:
  • Lease Wizard: A 16-step process guiding property managers through questions on lease type, property details, property management, and lease requirements.
  • Digital Signatures: Enabled residents and property managers to digitally sign leases.
  • Resident Management System: Centralized platform for managing residents and leases.
  • Residence Dashboard: User-friendly dashboard for residents to view their leases and related information.
  • Property Manager Dashboard: Interface for property managers to view current and upcoming leases.
  • Lease Document Integration: Auto-populated lease documents based on Lease Wizard inputs.
  • Geo-Specific Addenda: Nationwide and local addenda tailored to comply with specific regulations
Why was this important?

Expanding our product offering and revenue beyond lead submission, this Resident Management and Lease product provided a unique industry advantage, being the first to offer a fully compliant lease creation tool.

Challenges

Navigating the complexities of over 120 geographies in the US, each with unique rental regulations, including variations in security deposits, rent control laws, and NSF rules, all of which were integrated into the product.

My Role

As the sole Product Manager for this complex project, I collaborated with the external legal team and lead developer to design the data schema for receiving rules and regulations. I tracked over 40 addendums and the specific rules for each of the 120+ geographies, providing detailed requirements for product development. Post-launch, I worked continuously with the legal team to update the product in response to new or modified laws.

Results
The lease product has achieved significant adoption and success since its launch:
  • 5000+ leases initiated monthly within two years.
  • Positive user feedback on social platforms.
These outcomes underscore the product's substantial market impact and its crucial role in the company's growth.

User Management ✦ CoStar - Apartments.com

Goal

Develop a platform for company administrators to manage (add, edit, delete) users and their permissions for viewing and managing applications, leases, and rent payments on their listings.

Solution
Create a comprehensive tool for our clients to:
  • Add new leasing agents and assign properties for them to manage.
  • Edit property assignments for existing leasing agents.
  • Remove leasing agents and their associated properties.
  • Set permissions for each agent to access property management tools and manage rent collection.
  • Assign company admin or property admin permissions to agents.
Why was this important?

This tool enhances our product offering by providing clients with the flexibility to manage their agents and assign properties and permissions independently. This autonomy reduces the number of support calls and open tickets, ensuring agent and property assignment information is always current, which is crucial for sales efficiency.

Challenges

Managing outdated data in legacy systems is a significant challenge. Ensuring information remains current is essential but often neglected. By developing this tool and shifting the responsibility to our clients, we significantly improved the accuracy and timeliness of this data.

My Role

As a Product Manager for the User Management platform, I collaborated with fulfillment and sales stakeholders to understand the challenges of maintaining current data. I identified key issues and proposed a User Management platform, starting with a basic MVP. I partnered with data and engineering teams to address unexpected complexities, defined requirements, and oversaw the implementation of this project.

Results

The launch of the User Management platform allowed clients to manage their users and permissions autonomously, significantly reducing the workload on our internal teams. This improvement streamlined operations and ensured data accuracy, contributing to overall operational efficiency.
